We strive to be the example of high value to our clients. No one wants to buy from, listen to, or deal with someone perceived as low value. People do not trust those who position themselves as low value.
High value isn't about being the lowest price, nor is it about finding or providing the highest-cost item. It is about delivering incredible service at an extremely competitive price.
As you look at homes in our community that are 50+ years old, there is a wide variety in their current value. Factors that have impacted this value include location, the condition in which they have been maintained, the capital invested over time, and the choices made both during construction and through subsequent improvements. We live in the consequences of these choices. We must ask ourselves: What can we do to be the highest value?
This commitment permeates our entire business, not just the service we provide. While we aim to deliver high value to our owners and offer excellent service, it all begins with being high value to each other on the team. We must embody the highest value in all our relationships through our actions and attitudes.
This value is further broken down into three key principles:
We build trust by consistently delivering on our promises, maintaining transparency, and acting in the best interests of our stakeholders. Trust is crucial — even something as simple as meeting basic expectations, such as being on time when someone is expecting you.
We take full responsibility for our actions and decisions, ensuring transparency and excellence in everything we do.
Engineering is applied knowledge. It isn't enough to simply have knowledge or perform tasks and duties; we must be highly knowledgeable in all we do and effectively apply this knowledge. We are committed to continuous improvement, embracing a growth mindset to evolve and refine our processes.
We must constantly seek and learn new information, methods, tools, and processes to make the best use of all our resources — time, energy, money, and people.
We approach challenges with deep curiosity, seeking to understand the "why" behind everything. This fosters two critical outcomes: critical thinking and the ability to solve complex problems using not only direct knowledge but also applied knowledge drawn from a broad range of experiences.
We never ignore problems or opportunities for improvement. When visiting a property, we may have a singular purpose, but we must observe a variety of factors. Are there any condition concerns? If the property is vacant, is it clean and tidy? Are there improvements that should be considered to enhance the property?
We optimize so we can continually achieve more with less, always striving to improve processes and outcomes for the benefit of our stakeholders.
Everything we do is risk mitigation. Some of the risks we manage include vacancy loss, tenant-caused damages, legal liability, and risks arising from poor maintenance. At our core, our job is to anticipate and mitigate these risks for the owner while delivering the best return on their investment in alignment with their stated goals.
We proactively identify and address potential risks by staying informed of updated laws and local requirements to ensure owners do not incur legal liabilities. We must critically balance the risk of vacancies against the risk of pricing units too low and missing out on potential revenue.
It is our responsibility to anticipate potential challenges and proactively implement solutions. Risk is always present, but it should never surprise us. By consistently monitoring and addressing potential threats, we ensure the long-term success and stability of the properties we manage.
