Our onboarding process is designed to be thorough without being complicated. Here is what happens, in order.

    We evaluate your property, research comparable rents in the Walla Walla market, and provide an honest assessment of what your property can earn. No obligation, no pressure.

  2. 2. Property walkthrough

    We visit the property in person to assess its condition, identify any maintenance or preparation needs, and understand what we are working with.

  3. 3. Management agreement

    We review the management agreement together so you understand our scope, fees, and commitments before signing. No surprises.

  4. 4. Property preparation

    We coordinate any repairs, cleaning, or updates needed to get the property rent-ready. We handle vendor scheduling and oversight.

  5. 5. Marketing and listing

    Professional photography, listing syndication across major rental platforms, and pricing calibrated to your local market. We treat every vacancy as a cost.

  6. 6. Resident placement

    Rigorous screening of every applicant: income verification, rental history, credit, background, and eviction checks. Quality over speed.

  7. 7. Ongoing management

    Rent collection, maintenance triage and coordination, lease enforcement, inspections, and financial reporting. You stay informed; we handle the work.

  8. 8. First statement

    Your first owner statement arrives with a clear accounting of income, expenses, and net disbursement. From here, you receive monthly statements and year-end tax documents.

What to have ready

You do not need everything on day one, but having these items available will speed up the onboarding process.

  • Property address and unit details
  • Mortgage and insurance information
  • Current lease agreements (if property is occupied)
  • HOA documents and contacts (if applicable)
  • Keys, access codes, and garage remotes
  • Utility account information
  • Recent maintenance history or known issues
  • Your goals for the property (income, timeline, long-term plans)

Timeline expectations

Every property is different, but here is a general sense of timing:

  • Initial consultation to agreement: Usually 1–3 days, depending on your schedule.
  • Property preparation: Varies widely. A rent-ready property can list immediately. A property needing work may take 1–4 weeks.
  • Marketing to placement: Our 21-Day Leasing Guarantee targets a signed lease within 21 days of listing a rent-ready property.
  • First rent check: Typically within 30 days of resident move-in.
