Many of our properties are pet-friendly. Here’s everything you need to know about having a pet in a Welcome Home Properties rental.

How do I get approval for a pet?

Pet approval is required before any animal is brought into the property. You must submit a pet application that includes the pet’s breed, weight, age, and vaccination records. Approval is subject to the specific property’s pet policy (some properties do not allow pets). If you already have a pet, let us know when you apply so we can confirm the property allows pets before processing your application.

What are the pet deposits and fees?

If your pet is approved, the following typically apply:

  • Pet deposit: A one-time refundable deposit (amount varies by property, typically $250–$500 per pet).
  • Monthly pet rent: An additional monthly charge per pet (typically $25–$50/month).

Specific amounts are listed on the property listing or provided during the application process. The pet deposit is separate from your security deposit and is refundable, minus any pet-related damage beyond normal wear and tear.

Are there breed or size restrictions?

Some properties have breed or weight restrictions based on the property owner’s insurance requirements. Common restrictions may include:

  • Weight limits (varies by property)
  • Breed restrictions determined by the property’s insurance carrier
  • Limits on the number of pets (typically 2 maximum)

We evaluate each pet individually. If you’re unsure whether your pet will be approved for a specific property, contact us before applying.

What about cats, fish, or other small pets?

Cats are treated the same as dogs — they require approval, deposit, and pet rent. Fish in a reasonable-sized aquarium (typically under 20 gallons) generally do not require approval or deposits. Other small pets (hamsters, guinea pigs, birds) should be disclosed and may require approval depending on the property. When in doubt, ask.

What about service animals and emotional support animals?

Service animals and emotional support animals (ESAs) are not pets under federal and state fair housing law. We do not charge pet deposits, pet rent, or apply breed/weight restrictions for verified service animals or ESAs.

To request a reasonable accommodation for a service animal or ESA, please provide:

  • For service animals: the animal’s task or function related to the disability
  • For ESAs: documentation from a licensed healthcare provider confirming the need for the accommodation
