Moving in, moving out.

Move-in process.

Before move-in day.

• Sign your lease and pay your security deposit and first month’s rent.
• Set up utilities in your name (electric, gas, water, trash — we’ll tell you which ones). Utilities must be active by your move-in date.
• Obtain renter’s insurance (required). Minimum $100,000 liability coverage. Provide proof before key handoff.

On move-in day.

• Meet your property manager at the home for a detailed move-in inspection.
• We walk through every room together and document the condition of the property with photos and notes.
• You’ll receive a copy of the move-in inspection report. Review it carefully and note anything we may have missed within 3 days.
• Receive your keys, garage openers, mailbox keys, and any access codes.
• Get your welcome packet with emergency contacts, portal login information, and community guidelines.

Your first week.

• Log in to your resident portal and confirm your contact information.
• Set up online rent payment (autopay recommended).
• Test all appliances, plumbing, and HVAC. Submit a maintenance request for anything that isn’t working properly.
• Familiarize yourself with trash pickup schedules and parking rules.

Move-out cleaning expectations.

The property should be returned in the same condition as move-in, minus normal wear and tear. Use this checklist as your guide:

Kitchen

• Clean oven, stovetop, and range hood inside and out
• Clean refrigerator inside and out (including behind and underneath)
• Clean dishwasher interior and filter
• Clean microwave inside and out
• Clean all countertops, cabinets (inside and out), and drawers
• Clean sink and fixtures
• Clean floors (sweep and mop)

Bathrooms

• Clean toilet inside and out
• Clean shower/tub, tile, and grout
• Clean sink, vanity, and mirror
• Clean floors
• Remove any mold or mildew

All Rooms

• Dust all surfaces, light fixtures, ceiling fans, and vents
• Clean all windows inside
• Clean window sills and tracks
• Clean baseboards
• Vacuum all carpets (professional cleaning may be required per lease)
• Sweep and mop hard floors
• Remove all nails, hooks, and patch holes in walls
• Clean closets and storage areas

Exterior

• Mow lawn and remove weeds (if yard maintenance is your responsibility)
• Remove all personal items from yard, patio, and garage
• Sweep garage floor
• Remove all trash and recycling
