When is rent due?

Rent is due on the 1st of each month. Your lease includes a grace period through the 5th of the month. Late fees are assessed beginning on the 6th. We recommend setting up autopay through the resident portal so you never miss a due date.

How can I pay rent?

We offer several payment methods:

  • Online portal (recommended): Pay via ACH bank transfer or debit/credit card through your resident portal. You can make one-time payments or set up autopay.
  • Certified funds: Cashier’s check or money order can be delivered to our office at 320 N Colville St during business hours.

We do not accept personal checks or cash. Online payment is the fastest way to ensure your rent is posted on time.

What happens if I pay late?

If rent is not received by the 5th of the month, a late fee is applied on the 6th. The specific late fee amount is in your lease (typically a flat fee plus a daily charge for continued non-payment). If rent remains unpaid, we follow Washington State’s legal process, which begins with a formal pay-or-vacate notice.

If you’re experiencing a financial hardship, contact us as soon as possible. We may be able to work out a payment arrangement in some circumstances, but only if we hear from you proactively.

What’s included in my rent?

What’s included varies by property. Your lease specifies exactly what is and isn’t included. In general:

  • Typically included: Use of the property and any included appliances, basic property maintenance, and access to the resident portal.
  • Typically not included: Electricity, gas, water/sewer, trash, internet, cable, and renter’s insurance.

Can my rent increase during my lease?

No. Your rent is locked for the duration of your lease term. Rent adjustments may occur at lease renewal. We provide advance notice of any rent changes as required by Washington State law (currently 60 days for month-to-month tenancies).

Are there any other fees I should know about?

Potential fees beyond monthly rent include:

  • Late fee: Assessed on the 6th if rent is not received by the 5th.
  • Returned payment fee: If a payment is returned by your bank (NSF).
  • Pet rent: Monthly charge per approved pet.
  • Lease violation fee: For documented lease violations after written notice.

All potential fees are disclosed in your lease. We don’t charge hidden or surprise fees.
