This calculator uses standard real estate investment formulas:
Cash-on-Cash Return — annual pre-tax cash flow divided by total cash invested.
Cap Rate — net operating income divided by property value.
Net Operating Income (NOI) — gross rental income minus operating expenses (excludes mortgage).
